How can we get out of a rental lease early?
We like the house we’re renting (moved in 1/09) but our lease is for 1 year. Our landlord is really cool but he wants to sell the house (to flip it) and we were considering buying it until a neighbor vandalized our cars causing almost $10k in damages. There are no witnesses but we and everyone else in the neighorhood knows he did it.
We installed a video camera system (that runs at night) and installed 8 photosensitive flood lights that automatically turn on at night but we still don’t feel like our property is entirely safe.
We also installed new ceiling fans, fencing, etc. that we’ll leave when we move out, as we never anticipated having to move and certainly don’t expect to be reimbursed by the landlord.
We haven’t spoken to the landlord about breaking our lease but we’re strongly leaning that way but don’t want to pay for the rest of the year ($1100/month x 7= wow!).

You can break the lease whenever you want, however you are obligated to pay for the full lease term. In this case, the full year.
